The site is currently occupied by a large derelict factory building on a site of circa 6.5 acres. It is located on a highly visible corner site on the corner of Airton Road and Greenhills Road. It was zoned REGEN in the South Dublin County Development Plan 2016 – 2022 which brought forward the possibility that it could be developed for residential use. Initial estimates suggested that a development of some 300 units could be possible.

Greenleaf Group assembled a design and planning team led by Fereirra Architects and McGill Planning consultants to prepare a planning application to be lodged to An Bord Pleanala under the Strategic Housing Development system.

Over a period of 3 months the team devised and submitted a planning application for a superb new residential development consisting of 502 high quality residential units together with residents communal facilities, Gyms and a Creche.

The scheme is arranged in 6 separate blocks and is capable of being phased into smaller developments. Careful consideration has been given to unit layouts and sizes, modular construction methods, Car Parking provision, Energy efficiency, fa├žade quality and buildability.

A planning decision is anticipated in early June 2020.
