The site is currently occupied by a large derelict factory building on a site of circa 6.5 acres. It is located on a highly visible corner site on the corner of Airton Road and Greenhills Road. It was zoned REGEN in the South Dublin County Development Plan 2016 – 2022 which brought forward the possibility that it could be developed for residential use. Initial estimates suggested that a development of some 300 units could be possible.

Greenleaf Group assembled a design and planning team led by Ferreira Architects and McGill Planning consultants to prepare a planning application to be lodged to An Bord Pleanala under the Strategic Housing Development system.

Over a period of 3 months the team devised and submitted a planning application for a superb new residential development consisting of 502 high quality residential units together with residents communal facilities, Gyms and a Creche.

The scheme is arranged in 6 separate blocks and is capable of being phased into smaller developments. Careful consideration has been given to unit layouts and sizes, modular construction methods, Car Parking provision, Energy efficiency, façade quality and buildability.

A full grant of planning permission was issued by An Bord Pleanala in June 2020.
