The planning application was submitted to Dublin City Council on the 21st March 2018 and granted without appeal on the 13th September 2018. An enabling and demolition works contract was commenced in November 2018 whilst the main contract works were commenced in May 2019. An extensive archaeological excavation took place during the enabling works contract. In addition, the facade retention involved a highly engineered solution with significant secondary retention steel with an effect on subsequent construction works sequencing.
The hotel element of the project is being leased by Premier Inn Hotels and is being built to their brand standards. This involves a high degree of integration between the developer’s design and construction team and the team appointed by Whitbread plc. When complete this hotel will represent Premier Inn’s first hotel in Dublin City Centre. Their early commitment to the site highlights the quality of the proposed building and location. The development also incorporates 4 retail and restaurant units at street level. The letting campaign is being managed by CBRE all units are currently under offer.
